- What is an REO?: An REO stands for "Real Estate Owned". It is simply a Bank-Owned Foreclosure. This is a home that the bank takes back from the owner that is not sold at auction. Typically, the bank will work with the homeowner to help them cure the default so they can avoid the foreclosure but with an REO, the bank is unsuccessful in reaching an agreement with the homeowner. Therefore, they try to sell the property in an auction. If that fails, they simply take back the property and they list it for sale.
- Buying an REO vs. Buying a Property at Auction: We highly recommend buying an REO/Bank-Owned Foreclosure because of the headaches associated with buying a property at auction. There are extra costs with purchasing a property at auction such as you are responsible for re-paying the balance of the loan including interest and late charges. In addition, your property you purchased at auction is not free and clear. There can be existing liens and tenants that are still residing in the property. With an REO, the bank typically removes all tax liens and has evicted anyone residing in the property. Furthermore, you are not in competition with other aggressive bidders (at an auction) that will drive the price towards market value! Purchasing an REO is simply the better route. You get to physically view the REO property whereas in an auction property, you are not able to do so. Due to the abundance of REO's in the market, you typically will get a better deal than an Auction property.
